Home Selling Options and/or alterntive real estate, in Michigan come with a range of services and a range of fees.  Discount Real Estate, Flat Fee Michigan Real Estate, Limited Services, For Sale by Owner and MEO (Multiple Listing Entry Only) are types of Michigan Discount Realtor services currently being offered.  Michigan Discount Realty has been defined in many different ways.  It's important to the online listing or sale of the home, that homeowners understand each and every one of them, the pros and the cons of all, so that home sellers can make a sound decision on what services will best suit the needs of the homeseller without having been lead down the path of "never get there."  Sensible Realty wants homeowners to payless for their listings.  It's quite feasable.

realtors refer to this use of the MLS as the real estate "crime of the century."

As a Michigan home seller, one would like to think that in exchange for a small fee of about $500, the home is seen by every Michigan Realtor working with a Michigan home buyer... Lovely thought.

Discount Services

A Discount Broker which offers services that are typically Reduced or Limited.  The customer and/or client assumes the role of the Broker and negotiates, advertises, fields, schedules ,monitors, follows up, enlists lenders and title companies and writes their own contract, just to name a few duties.  Not unlike it's neighbor, "Flat Fee," limited service will kindly tack on additional costs, should the Michigan homeowner require assistance.  

At the end of the day:

  • The Michigan Homeowner will have paid more than initially anticipated
  • The Michigan Homeowner probably lost a couple of showings because of scheduling conflicts (Sensible Realty works at the same time the Michigan Homeowner works)

Houses and/or property which are reaching little sales proportion, include foreclosures, new construction, residential lease or rent, vacant land are all a victim of pricing.  Sensible Realty wants the value to compete with the prices… but the privilege isn't always available.  Cheap and cheapest are keywords and not intended to describe the #1 service offered.  Traditional real estate and the practices that accompany it, are simple, just not affordable.  Other agencies need to get that.  Even the cheapest of bargain hunters want to be on that SOLD list.
