Now... What Does all this mean to?
- CMA- Any broker who has access to the MLS can provide this service to their clients (it should be free of charge).
- Comprehensive Marketing Plan- These are the available avenues
- Where will we advertise?
- How often will we advertise?
- What postcard(s) will we send, and why?
- What price should the home be listed at, and why?
- What e-mails will we send and why?
- What is the purpose of Open Houses and how often will we have one?
- What websites will we utilize?
- What message (blurb) will we choose for everyone to see?
- What exposure will we provide on the MLS?
- Exposure- As we mentioned before, the MLS has over 10,000 members that have access to view listings and pass them on to their clients (this includes people moving here from out of state). This is by far the greatest form of advertising and supercedes any other. An educated agent will also ONLY show homes to those prospective buyers who have already been pre-qualified by a reputable lender. Otherwise time is being wasted.
- Constructive Advice- The agent, as well as the homeowner have a vested interest in getting the home sold. If the home looks like mine (meaning there are issues with clutter and a dated appearance, etc.), and the buyer has 30 other homes to choose from (5 of which are on the same street), the agent should help by giving truthful advice about how to solve the problem. This is often where a Professional Home Stager may come in handy. A realtor that is "in the know" should have a stager on hand to refer. Home Stagers help ease attachments to the home as well as remove personal photos, religious artifacts, and items that "some" may find offensive or off color. The reason for this is because of the HUGE array of personalities out there. Homes need to appeal to the masses and not exclude any particular personality from seeing themselves living there.
- Negotiate Offers- Agents tend to layout the guidelines when an offer is coming in. Realtors act as mediator, by negotiating on behalf of the homeowner. Realtors should ensure fairness, equality and once again, the BEST INTEREST of the seller. Pros, cons, shoulds, and should nots. This is the one area that homesellers must have TRUST in the agent. If this isn't the case, find a new agent beforehand.
- Provide Information- Each week the market brings in new hope or great disappointment. It's a realtor's job to be educated on the most up to date information possible.
- Answer Questions- Agents are a wealth of information and should provide the buyer and seller with answers needed on how the process works, as well as information pertinent to a new home and its surroundings.
Houses and/or property which are reaching little sales proportion, include foreclosures, new construction, residential lease or rent, vacant land are all a victim of pricing. We want the value to compete with the prices… but we don’t always have the privilege of getting what we want. Cheap is not always best, and the best is not always #1. Traditional real estate and the practices that accompany it, are simple, just not affordable. Other agencies need to get that. Even the cheapest of bargain hunters want to be on that SOLD list.
The objective with Sensible Realty is to offer reduced fees, such as 1% commission in exchange for market knowledge and exposure. The fees are at a discount. Our agency offers discount fees, it is not the service that is discounted. It doesn't make sense for the FSBO or the traditional homeseller to spend money on alternative, or flexible methods of real estate thinking the homeseller will save money while purchasers search homes that are priced right, and properly exposed. To reduce price, should be as simple for the homeseller, as it is for the real estate professional.
