For Sale By Owner transactions take place throughout the real estate industry.  Though the ocurrence is few and far between, Sensible understands the entire concept behind "for sale by owner" - it's always about the commission - which is neither here nor there - Somebody pays.

Unfortunately, in this particular market, the Michiganders who are FSBO are  being overlooked more so than in prior Michigan real estate markets.  It works a lot like this;

Everyone selling a home in Michigan, not just the For Sale By Owner, can learn a great deal from the outline below.  It will stimulate the buying power and it explains perfectly, how to sell a house in Michigan and what it's going to take.  The supply and demand scale of online listings are way off, and the one feature that makes homes more appealing, is the price.  Buyers today are a different breed and looking for the "bargain" because the buyer can and the buyer will find it.  By Sensible Realty reducing their costs, it allows the homeowner to be price competitive in this Michigan market.

The market is currently working a lot like this;

  • The number of homes on the market (18,000) is drowing out the For Sale By Owner (875) in Michigan
  • The number of foreclosures (10,000) is drowning out those who can afford to sell
  • Those who can afford to sell (2,500) are drowning out the homeowners who can't afford to sell (5,500)
  • Since price is driving the market - saved commission = reduced price
  • Reduced price - brings competitive price
  • competitive price - brings buyers
  • Buyers bring offers
  • Offers bring sales
  • Sales bring money
  • it boils down to price.  Period!  End of conversation  -  If Michigan home sellers need to sell, the price is the determining factor between sale or foreclosure.

Mr. and Mrs. Jones have decided to sell their home.
They want to save money and decide to sell their home on their own.
Mr. and Mrs. Jones invest in purchasing a sign and a little box to hang in front.
Mr. and Mrs. Jones stick the sign in the yard and spend the weekend
designing a flyer and printing 100 of them for all their neighbors to take.
They wait.  They watch.  They wonder.

Sellers are relying on people who drive by their home to see the sign
and perhaps one of those 10 people will stop in and buy.
...Or maybe, being that the house down the street is for sale, when
the agent shows that home, they'll see Mr. and Mrs. Jones' house.

Ah... If it were only this simple
(
If the house isn't on mainstream MLS, the realtor can't acknowledge
it. "Driving by" and stopping, isn't on the schedule for that day.
Potential buyer probably won't be back, unless...
...they purchased the house down the street )

For Sale By Owner 'By Owner' websites

With the Michigan real estate market being what it is today,
the For Sale By Owner is actually more alone and
invisible than ever before.

The majority of folks selling homes by owner,
are trying to save the commission.  It's a lot of money
and Sensible Realty is always looking for ways to minimize expenses.

FSBO's... if a sign in the yard and a 'by owner' website
is the only form of advertising you're doing to
promote the home - It's simply not enough

Houses and/or property which are reaching little sales proportion, include foreclosures, new construction, residential lease or rent, vacant land are all a victim of pricing.  Sensible Realty wants the value to compete with the prices… but the privilege is not always available.  Cheap and cheapest are keywords and do not desribe the #1 services provided.  Traditional real estate and the practices that accompany it, are simple, just not affordable.  Other agencies need to get that.  Even the cheapest of bargain hunters want to be on that SOLD list.

The objective with Sensible Realty is to offer reduced fees, such as 1% commission in exchange for market knowledge and exposure.  The fees are at a discount.  Sensible Realty and the agency offers discount fees, it is not the service that is discounted.  It doesn't make sense for the FSBO or the traditional homeseller to spend money on alternative, or flexible methods of real estate thinking the homeseller will save money while purchasers search homes that are priced right, and properly exposed. To reduce price, should be as simple for the homeseller, as it is for the real estate professional.
Just do it.
