Flat Fee Real Estate is a crime in itself to Michiganders and those attempting to sell their homes with as little cost as possible. Sensible Realty, a full service company, is not a supporter of Flat Fee Real Estate agents and neither is the franchiser. Here's why;
Folks who market the Flat Fee service are not Michigan Realtors or Realtors for that matter. These folks would be, in my book, data entry clerks. Flat Fee Realtors are attempting to attract those Michigan home sellers who don't want to spend money on real estate commission and are concerned about the price, costs and fees and not willing or knowledgable enough to invest the time to sell on their own. Couple of pitfalls with this type of service that Michiganders should know about and ALL homeowners should consider.
In addition to the highlighted square below, FLAT FEE services rely on the ignorance of the Michigan homeowner to NEED more avenues to expose their homes. The hope is that little by little, the homeowner will add services as time goes by, and at the end of the day, the homeowner will have spent more than anticipated and certainly more money than the low fee that Sensible Realty charges - 1%.
If the Michigan Home Seller could agree that it's not the sytem that needs to be changed, rather the prices, the costs, the fees, the real estate commission that needs to be adjusted.
Reputable companies don't offer this service because again, it's not a service, it's a data entry job. A very lucrative data entry job.

...Talk about untraditional real estate practices - Heck, I don't even pay for a meal before I've eaten it. Why on earth would I pre-pay to have my house for sale... With no guarantee what-so-ever. Ontop of the "flat fee," read the fine print where charges add up each time a requested change to the listing is made. What if the homeseller needs a document, has a question... Cha-ching! Cha-ching! Cha-ching! The price may be enticing, but Sensible Realty was always under the impression that being for sale meant that you need to or want to sell a home.
What's the objective of Flat Fee- A Sale OR To be For Sale ?
Flat Fee will let you set your own price on the home.
What good does this do the unknowing home seller? Flat Fee will gladly take your $400 bucks and do whatever the Michigan home seller asks of them. They've just been paid.
Flat Fee will not educate the Michigan home seller on market trends.
What good does this do the unknowing home seller? In this particular Michigan real estate market, the objective is to sell, right? How can a home be sold if it's overpriced, improperly exposed and not competing with the neighboring homes. Remember, THEY'VE BEEN PAID.
Flat Fee doesn't come to look at your house. It's all done via internet through pictures and owner's say so.
What good does this do the unknowing home seller? How can a professional realtor sell a home they haven't seen. FLAT FEE doesn't care about these things. Again, they will gladly take your $400 bucks or whatever it is they're charging these days, and throw the listing on the MLS. They don't care if it gets sold, THEY'VE BEEN PAID.
Flat Fee doesn't make suggestive comments about the condition of the home.
What good does this do the unknowing home seller? To the Flat Fee guy, it's okay to have a pink bathroom, no storage, overcrowded rooms, a roof falling off and by all means, ask for the price you want. THEY'VE BEEN PAID. What motivation do they have to sell your home... None. The $400 bucks you just paid them was motivation enough and trust me when I tell you, they're laughing all the way to the bank at the expense of the unknowing home seller who simply wants to save a couple of dollars and sadly, ultimately will re-invest with a reputable broker, after having lost market time and $400. Now, they've paid more than the usual home seller.
Flat Fee will not direct you on your negotiations.
Does the unknowing home seller realize the importance of negotiating the appliances, home warranties, strength of buyer, benefits of inspections, occupancy dates, price... So much at stake to save just a few dollars. THEY'VE BEEN PAID - You can go away now, THEY'VE BEEN PAID.
Flat Fee will not schedule your showings.
What good does this do the unknowing home seller? In this market, you've got one shot to show your home when the phone rings. If the schedules conflict, or you didn't answer the phone, they won't be back...there is just too much to see to bother to re-schedule. The Flat Fee guy gets paid UPFRONT to put your home on the MLS. That's it. Nothing more. THEY'VE BEEN PAID, THEIR JOB IS DONE! Good luck and have a nice life. Buh-by.

Houses and/or property which are reaching little sales proportion, include foreclosures, new construction, residential lease or rent, vacant land are all a victim of pricing. Sensible Realty wants the value to compete with the prices… but the privilege is not always available. Cheap and cheapest are keywords and not intended to describe the #1 service that's offered. Traditional real estate and the practices that accompany it, are simple, just not affordable. Other agencies need to get that. Even the cheapest of bargain hunters want to be on that SOLD list.
The objective with Sensible Realty is to offer reduced fees, such as 1% commission in exchange for market knowledge and exposure. Those who wish to purchase are receiving experience that can't be beat. The fees are at a discount. Sensible Realty and the agency offers discount fees, it is not the online listing service that is discounted. It doesn't make sense for the FSBO or the traditional homeseller to spend money on alternative, or flexible methods of real estate thinking the homeowner will save money while purchasers search homes that are priced right, and properly exposed. To reduce price, should be as simple for the homeseller, as it is for the real estate professional.
Just do it.
